Summary
Prior to 1984, neither federal civil service employees nor Members of Congress paid Social Security taxes, nor were they eligible for Social Security benefits. Members of Congress and other federal employees were instead covered by a separate pension plan called the Civil Service Retirement System (CSRS). The 1983 amendments to the Social Security Act (P.L. 98-21) required federal employees first hired after 1983 to participate in Social Security. These amendments also required all Members of Congress to participate in Social Security as of January 1, 1984, regardless of when they first entered Congress. Because CSRS was not designed to coordinate with Social Security, Congress directed the development of a new retirement plan for federal workers. The result was the Federal Employees' Retirement System Act of 1986 (P.L. 99-335).
Members of Congress first elected in 1984 or later are covered automatically under the Federal Employees' Retirement System (FERS). All Senators and those Representatives serving as Members prior to September 30, 2003, may decline this coverage. Representatives entering office on or after September 30, 2003, cannot elect to be excluded from such coverage. Members who were already in Congress when Social Security coverage went into effect could either remain in CSRS or change their coverage to FERS. Members are now covered under one of four different retirement arrangements:
CSRS and Social Security;
The CSRS Offset plan, which includes both CSRS and Social Security, but with CSRS contributions and benefits reduced by Social Security contributions and benefits;
FERS, which includes the FERS basic retirement annuity, Social Security, and Thrift Savings Plan (TSP); or
Social Security alone.
Congressional pensions, like those of other federal employees, are financed through a combination of employee and employer contributions. All Members pay Social Security payroll taxes equal to 6.2% of the Social Security taxable wage base ($160,200 in 2023). Members first covered by FERS prior to 2013 also pay 1.3% of full salary to the Civil Service Retirement and Disability Fund (CSRDF). Members of Congress first covered by FERS in 2013 contribute 3.1% of pay to the CSRDF. Members of Congress first covered by FERS after 2013 contribute 4.4% of pay to the CSRDF. Members covered by CSRS Offset pay 1.8% of the first $160,200 of salary in 2023, and 8.0% of salary above this amount, into the CSRDF.
Under both CSRS and FERS, Members of Congress are eligible for a pension at the age of 62 if they have completed at least 5 years of service. Members are eligible for a pension at age 50 if they have completed 20 years of service, or at any age after completing 25 years of service. The amount of the pension depends on length of service (as measured in months) and the average of the highest three years of salary. By law, the starting amount of a Member's retirement annuity may not exceed 80% of his or her final salary.
There were 619 retired Members of Congress receiving federal pensions based fully or in part on their congressional service as of October 1, 2022. Of this number, 261 had retired under CSRS and were receiving an average annual pension of $84,504. A total of 358 Members had retired with service under FERS and were receiving an average annual pension of $45,276 in 2023

I agree anon! It is simply interesting to me how far the prices have spiraled that they no longer even approximately represent the material or labor cost to build these houses. They have become like a "debt trap" more than actual market adjusted products as far as I can tell. Because why would someone take a "debt for life" when they can build it themselves for 1/10th of the price within a few years? This way you can also build a much bigger house and afford greater luxury too. Yet the "zoomers" would rather be lazy and dream of these houses and watch them on tv, it make no sense. Building a house isn't as complicated as building a car and just because its "bigger" doesn't make it more "complex".
It's almost as if people have a pathological fear of building houses and this makes them take exorbitant loans.

I agree the plot could be expensive maybe even more than the house in some cases. But that image alone looks like it could be somewhere "innawoods" too. I am certain there are plots for cheaper than $100k that can fit that house it doesn't need to be close to the city. I think a lot of people could have extremely higher quality houses (and lives too) if they had the balls to build them. But the boomer parents seems to have pushed for "buy with le debt" quite hard.

You have to be here a while though, to kind of understand the culture. In my opinion, the board has become a little "rudderless". We lack the cohesiveness we had circa 2018 through 2020.

Washington should not overestimate its role in the international arena, Canadian Prime Minister Mark Carney has said,adding that a wide range of issues can be resolved without US involvement. The economic “center of gravity” is also shifting away from America, he told journalists on the sidelines of the G20 summit over the weekend.
The US skipped the meeting, held in Johannesburg, South Africa. US President Donald Trump has accused the country of perpetrating a genocide against white farmers, citing that as the reason for his absence.
Washingtonalso claimed that only a chairman’s summary could be released following the summit because the US was not present. The G20 issued a declaration on Sunday anyway.
The meeting “brought together nations representing three-quarters of the world’s population, two-thirds of global GDP and three-quarters of the world’s trade, and that’s without the United States formally attending,”Carney said on Sunday. “It’s a reminder that the center of gravity in the global economy is shifting.”
According to the prime minister, decisions reached by theG20 members during the meeting still carry weight despite the US boycott. He also said Canada sought to strengthen ties with a variety of nations, including South Africa, India, and China.
Russian presidential aide Maksim Oreshkin led the Moscow’s delegation at the summit and hailed it as a success,adding that his team had had “a lot of constructive communications” with “friendly nations” and even received some proposals on economic cooperation and joint projects from “unfriendly” ones.
South African President Cyril Ramaphosa stated ahead of the summit that the G20 “is moving forward” and “will not be bullied,” adding that the US decision to boycott the meeting was “their loss.”
