Meh, that's the average. Never pay above that unless there are special circumstances like it being adult, coastal, or double prim. If you can get below that then you've found a good deal.
That being said, Zell has always been professional and courteous enough in my limited dealings with her, and you're definitely not being ripped off either. So she seems like a decent bet to go with.

There might be some specific themed areas or tiny skyboxes for cheaper, maybe.
That said, you have to remember that with cheap land there's basically no fucking way in hell they're making any money on it, so unless it's owned by some richfag that just wants to empty his wallet into LL's pockets, the really cheap stuff is not likely to stick around.
