Do NOT be deceived by Kenny McAskill, who as a former-Justice Secretary when Alex Salmond was 1st Minister, fought tirelessly to deny an Inquiry in to Historic Child Abuse. He was followed in the role of "Gatekeeper" to avoid investigation in to Politicians, Judges, Military, Royals and many others by none other than John Swinney (Grand Paedophile Protector of Scotland), who continues in that role to date. Swinney is corrupt to the core and so is McAskill. The Scottish Historic Child Abuse Inquiry is so watered down that it does not include investigation of ANY of the forementioned groups. I have a very keen interest in this excuse for an Inquiry which has recently ordered past and present Scottish Ministers to attend (likely behind closed doors) to explain why they took so long to order and Inquiry……..see my previous posts…there can't be many I only found my way here a month or so ago.

Mary Gates Gets IBM Contract For Fledgling Microsoft

Bill Gates’ mom, Mary Gates, helped her son form a lucrative relationship with I.B.M., securing a contract with his fledgling company, Microsoft, according to the New York Times Mary Maxwell Gates was a regent at the University of Washington since 1975. That year she became the first woman to serve as a director of First Interstate Bank and the first woman to serve as the president of the King County’s United Way. Gates was later appointed to the board of the United Way of America. In 1983, she became the first woman to lead it, according to the New York Times.

Mary Gates built a relationship with John Opel, the CEO of IBM, who also served on the United Way board. Opel mentioned Gates to some of his fellow IBM executives, according to some accounts, and the company decided to “take a chance” with Microsoft. IBM hired Microsoft to build an operating system for its first personal computer. At the time, Microsoft was a small software company. In the interview Gates says he is moved by measurable progress and on “safe birth reproductive family planning issues” he says. “There’s a measurable impact when you can go in and educate families, but primarily women, about their different choices. There’s real impact that you can have in this area. Anything to do with reproductive health.”

He claims he has seen beyond Malthusian conceptions of useless eaters since, he says, he has seen that by improving health and education population decreases as parents decide to have less children. Despite all his distancing from Malthus, Gates remains steadfast to the unfounded Malthusian fear of overpopulation.

Here is Bill Gates revealing in a Bill Moyers interview that his super-lawyer father was “head of Planned Parenthood” as a volunteer activity. “My dad was head of Planned Parenthood,” Gates said. Salon reported in 1998 that Gates Sr. was on Planned Parenthood’s national board.

President Donald Trump is fighting to find a medical solution for Coronavirus in the short term, expressing hope that the anti-malaria drug Chloroquine/hydroxychloroquine can help patients suffering from the Chinese virus.

The truth is that President Donald Trump is locked in an intense power struggle with Bill Gates, who is pushing his vaccines, which may not be available to the public until after November’s election.

National Institute of Allergy and Infectious Disease (NIAID, a division of National Institutes of Health, NIH) director Dr. Anthony Fauci, who is represented by the Aurumn Speakers Bureau, initially criticized Trump’s hopeful assessment of Chloroquine, saying in an interview with CNN’s Anderson Cooper that “There’s no magic drug for coronavirus right now,” and lectured, “Let me put it into perspective for the viewers .. there has been anecdotal non-proven data that it [chloroquine] works… but when you have an uncontrolled trial you can never definitely say that it works.”

Fauci then changed his tune and launched a public relations campaign huddling closer to Trump. Fauci said that he would definitely prescribe Chloroquine for patients. “Yeah, of course, particularly if people have no other option. These drugs are approved drugs for other reasons. They’re anti-malaria drugs, and they’re drugs against certain autoimmune diseases like lupus. Physicians throughout the country can prescribe that in an off-label way. Which means they can write it for something it was not approved for.”

Fauci is pushing the talking point that things will never go back to normal in our society until we have the ability to mass-vaccinate people, echoing Bill Gates’ assertion that mass gatherings in our culture “may not come back at all” before mass-vaccinations.

Fauci downplayed the threat of Coronavirus on January 21 in a Newsmax TV interview, saying, “This is not a major threat for the people in the United States, and this is not something that the citizens of the United States right now should be worried about.” Since then, Coronavirus has exploded in the United States, boosting demand for a vaccine.

But Fauci’s NIAID actually funded a study on Bat Coronavirus, which was a project that included scientists at the Wuhan Institute of Virology, the Chinese lab at the center of controversy over their bat research. That study confirmed in 2018 that humans have died from coronavirus.

Here’s an excerpt from the April 4, 2018 NIAID website entry entitled “New Coronavirus Emerges From Bats in China, Devastates Young Swine”: “A newly identified coronavirus that killed nearly 25,000 piglets in 2016-17 in China emerged from horseshoe bats near the origin of the severe acute respiratory syndrome coronavirus (SARS-CoV), which emerged in 2002 in the same bat species. The new virus is named swine acute diarrhea syndrome coronavirus (SADS-CoV). It does not appear to infect people, unlike SARS-CoV which infected more than 8,000 people and killed 774. No SARS-CoV cases have been identified since 2004.

The study investigators identified SADS-CoV on four pig farms in China’s Guangdong Province. The work was a collaboration among scientists from EcoHealth Alliance, Duke-NUS Medical School, Wuhan Institute of Virology and other organizations, and was funded by the National Institute of Allergy and Infectious Diseases, part of the National Institutes of Health. The research is published in the journal Nature.

The researchers say the finding is an important reminder that identifying new viruses in animals and quickly determining their potential to infect people is a key way to reduce global health threats.”

Additionally, the Daily Mail reported that National Institutes of Health, of which Fauci’s NIAID is a member, provided a $3.7 million grant to the Wuhan Institute of Virology to study bat-borne coronavirus. That study was headlined, ‘Discovery of a rich gene pool of bat SARS-related coronaviruses provides new insights into the origin of SARS coronavirus.’

In 2010, the Gates Foundation funded a phase 3 trial of GSK’s experimental malaria vaccine, killing 151 African infants and causing serious adverse effects including paralysis, seizure, and febrile convulsions to 1,048 of the 5,949 children.

Interesting in that the site is also stating that my post was not only rejected due to "flood detected" but also "discarded" which makes one attempt to post again. To get around "flood detected", which I think is caused when copying some text from a post one is responding to, I would change either the right arrow or add quotation symbols, or abbreviate the end with "…". But the system was def telling me "flood detected AND post "discarded" which apparently is not the case. Well, in the meantime, I may try not including text from post to which I am responding. I think the system maybe picks up on the text being the same text and treats it like spamming, hence the "flood detected" message.

The economics of a child being sold into sexual slavery are such that it is very lucrative.

A child in the sex slave business has a useful expected lifetime of two years. They fail to thrive in that setting. They die of disease, neglect, abuse and giving up.

The kids are killed if they are seriously hurt, refuse to work, or become too jaded to attract customers. They are almost never freed by their owners because they could talk. It is a dead end occupation usually.

No one takes a child like that to an ER because the sexual abuse might come to light. They are expendable goods that the owners don't expect to last anyway. If they are boys, they might grow up up to be a pimp. S

ome children run away, but they are often re-captured by other pimps. If they come from another country, they have no papers and poor language skills. If they are picked up by the police, they are detained for months to years and deported, often back to the same war zone.

Some were child soldiers or child spies before being forced into sexual slavery. Even without that, they have disabling Post Traumatic Stress Syndrome intentionally inflicted in them in order to disable them and keep them from being able to run away successfully.

THE ECONOMICS OF SEX SLAVERY

If they are transported to a place like New York City, the owner can make about US$50 per hour for about 10 hours a day, roughly US$500 a day or $3,000 a week, which is $150,000 a year.

The kid's food costs next to nothing. The owner has to house them. The rent and clothes, etc. are less than $10,000 depending on the location. It is still $140,000 profit per year, or about $300,000 for the expected life span of the child.

The going price for brothel owners to buy a kid on an auction block in New York City and D.C. is between $500 dollars for a sick kid to $50,000 for a choice virgin who is blond and blue eyed and speaks English.

Fren, my hunch kinda goes against my reasoning. The reasoning is not nearly as insightful as your analysis of the tidal and lunar events. So let me offer my hunch.

The TATT's last hours before lights out and prepping for move to drydock were later than its open-for-biz hours. Not later in night but later in week. First week of JAN 2014. In Q pic there is at least one gangplank in place but with little if any illumination. We have night shots of similar scene before 2013/2014 and there is illunimation on the gangplanks, both. The hunch is that the Q pics were taken same night - via TRAF CAM - but LISA was taken on an earlier night. That hunch would mean the lights were out across at least two nights, not one such as on a bank holiday.

Sorry but can not really back this up with moar. Gut feeling. Nothing better than that, fren.

Thank Goodness to hear you say that. I have been afraid to ask yet one more time if it's poss LMI6 was poss taken at a different time, like later, after hours. It is basically impossible to get the Moon in the location of ROT1 in what should be after hours no matter what phase of Moon. Am very much with you in struggles you mention. That vid you posted kinda tells the story. It is a newly risen moon, rising either sunset but surely before any close of business for the restaurant ships. We know that now. The motorcycle bays tend to be pretty full during normal office hours & relatively empty during the evening due to the many people using motorcycles to commute through the heavy London rush hour traffic.

I am also a bit intrigued by the lighting. For me, I would think the gangplanks would be lit while anyone was aboard. The Lisa MI6 vid looks to me like all have left and only that floodlight on the funnel is lit as a security measure.

Another pilgrim, down from Belfast for the occasion, said her aunt had been sent to a religious-run institution as a teenager because she was pregnant. Her son was taken away. On her deathbed, her aunt was still asking the priest for forgiveness.

The pope had come for the World Meeting of Families. During the gathering of Catholic hierarchy and faithful, news broke about nuns arrested in Scotland on charges of abuse at the Smyllum Park orphanage they ran, where hundreds died. The charges resulted from the Scottish child abuse inquiry. The same order, the Daughters of Charity, ran the largest mother-and-baby home in Ireland.

“The institutions were imported from Britain,” the nuns in the corral said. While the Vatican imposed its influence through religious orders, it’s true that Britain laid the foundations for what I call the shame industrial complex, through the workhouse system imposed from the 1700s that punished vulnerable people and separated children from parents.

For the past decade, investigations in Ireland have exposed the legacy of the state-funded, religious-run institutions, from industrial schools to Magdalene laundries. Canada and Australia have confronted a similar past of institutional abuse and forced adoption. Now, as abuse inquiries in England, Scotland, Wales and Northern Ireland are set to issue final reports, a reckoning is overdue in Britain.

In 1999, the Irish state apologised to people abused as children in religious-run institutions, launching a decade-long inquiry. Catholic orders were given indemnity for paying a fraction of compensation, with gag rules imposed on survivors receiving redress. The state has recently attempted to seal child abuse inquiry records for 75 years. But the breaking of silences catalysed change in Ireland and beyond.

Investigations in Ireland also led to one of the UK’s biggest public inquiries. Here is a night vid from JAN 2013. Motor cycle parking looked fairly full in what looks to be late night traffic on EMB. Pedestrian traffic looks about as heavy as in the Q pics. Clear diff is that both gangplanks are lit. Note the scarce lighting on TATT. One of the changes made to the TATT post-drydock was improved lighting from gangplank to deck to interior to funnel.

Police investigating the fatal shooting of a police officer in south London say four crime scenes are being searched.

Sgt Matiu Ratana, from New Zealand, died in hospital on Friday after being shot in Croydon as a handcuffed suspect was being taken into custody.

How will testing capacity be increased?

The documents talk about “buying large scale capabilities” from partners such as the drug company GSK to “build a large scale testing organisation.” However, under “potential partners for increasing laboratory capacity” the documents list only the company AstraZeneca. Under logistics and warehousing, the documents list potential partners as Boots, Sainsbury’s, DHL, Kuehne+Nagel, G4S, and Serco. Under workforce are listed universities, the Society of Microbiologists, and the British Society of Immunology.

Alongside mainly commercial partnerships, the documents also state that a number of new tests and technologies would need to be used, including some that do not yet exist.

“Delivering testing at the scale and level of ambition set by the prime minister is likely to mean developing, validating, procuring, and operationalising testing technology that currently does not exist,” the plans state. Lower sensitivity testing for “screening/enabling purposes” could also be used, with polymerase chain reaction (PCR) testing then used to “confirm positive results or in situations where accuracy is needed for highest risk individuals.”

Testing technology listed in the documents includes qrt-PCR, Endpoint PCR, LAMP, LamPORE, lateral flow antigen test, and whole genome sequencing. Two of these tests—lateral flow antigen tests and LAMP—are listed as having a “lower sensitivity” of between 80% and 100%.

Where will people get tested?

The documents propose venues such as general practices and pharmacies, workplaces and schools, and community based local testing sites.2 Testing may also be carried out on site at events before people can enter.

Are there any plans to get the public on board?

The documents show that there have been discussions over how to incentivise people to be tested. They point to enforcing testing “via a sanction-based model” or through “offering individuals opportunities/access from being tested,” such as being able to attend events.

What is a digital passport?

Testing for access to certain spaces features heavily in the documents, with reference to “immunity/virus free passports,” likely to be available through an app. The plans say that testing could be used to “give people assurance that, at least for a limited time, they are unlikely to have the virus and are at low risk of transmitting it to others.”

They say, “A negative test result (or potentially a positive antibody result) may inform not just whether you could attend an in-patient appointment, but if you go to work that day, access a venue, get on a flight or visit an elderly relative.” The documents also point to a “significant expansion” of testing funded and delivered by the private sector, such as in football stadiums to allow access.

Yes, although not in great detail. In reference to the non-PCR tests, it is repeatedly noted that “new types of test are likely to be less accurate [than PCR], introducing some level of risk.” In terms of how testing would affect behaviour, the documents say that regular testing “might make people behave in safer ways, by building covid-safe routines into their daily lives, or less safely by giving false a degree of comfort.”

How will the £100bn be spent?

This figure is mentioned only briefly in the documents. They state that “opening up the economy” and allowing the population to “return to something closer to normality” would cost “over £100bn to deliver.” The figure is not broken down.

What reason does the government give for Moonshot?

The documents state that the objective of the mass testing programme is to “utilise the full range of testing approaches and technologies to help reduce the R rate, keep the economy open and enable a return to normal life.” They say that Moonshot has been described by the prime minister as the “only hope for avoiding a second national lockdown before a vaccine, something that the country cannot afford.”

I think if we are going to have another royal family we could do much worse than have Jamie Blandford installed as King. I know people might think because of past drug addiction he might be unsuitable, however, James Blandford has saw life through ordinary people's eyes as a result of his "past". I've looked at the guy and find him to be very humble. Just an opinion, I'm not even sure we shouldn't ditch such an archaic system as Monarchy. What we really need is a new King Arthur or Queen that will fight for the rights of all of the people, in the knowledge that his/her reign and position depends on the people's aspirations for an equal society, with equal opportunity for all.

One of the more diabolical aspects of the protracted COVID ‘crisis’ in countries like the United Kingdom, the United States and Australia, is the intellectually dishonest claim that Coronavirus in their countries is somehow different from the Coronavirus in other western countries.

It’s like there are two parallel universes now. Perhaps the worst aspect of the new hypochondriac culture being aggressively promoted in the US and UK is how the state bureaucrats and schools are now targeting children and young adults with a relentless regime of restrictive and nonsensical health and safety policies. One of the main drivers of the school chaos in the UK has been the teachers/public service unions, who have seized on the crisis in order to leverage political power and carve out a platform in the national spotlight. Union officials repeated the fallacious claim that schools were no longer safe unless a whole new raft of new rules, regulations and government assurances were put into place. The list of issues and concerns keeps growing by the day and is now threatening to bring normal education to a grinding halt.

As a result of this over-the-top fear-based approach to risk mitigation, the lives of students and their families across the UK have been unnecessarily disrupted. In just the first few weeks of school, many thousands of students have already been removed from school and sent home and placed under under 14 day house arrest-quarantine order by school administrators – all because another student in school or a teacher had tested PCR positive for COVID.

Many schools are also ordering all primary, secondary and high school students to remain under house arrest at home over their half-term break, supposedly to “stop the spread of the virus.”

British authorities have even gone so as to demand that university students remain on campus over the Christmas break in order “stop the spread of COVID to their families back home.”

All of this is taking place at a time where hospitalisations and deaths due to COVID have dropped to near zero in the UK. In other words: the ‘pandemic’, if it ever was one, is now over.

Have been thinking about possible reason why the LMI6 pic might be taken at a later time than the other EMB pics. Need to think like a FBI visitor. Say it's not your first rodeo visiting your VIP resident at the Corinthian Hotel. You rent a car because by taking cabs you run the risk that you could accidentally leave a cellphone or briefcase or computer in cab. You have heard stories of people doing this and maybe you just like the flexibility of a rental. So, you have been to visit this person, perhaps a retired intel type who lives there. From past experience, you learned a "hack" when there is no available parking on Whitehall Place adjacent to the CH, you can park on Victoria Embankment Road. At some point, maybe you go back out to the car. Either your part in the meeting is over, or you have left something in the car that you need. This would be the LMI6 pic. And Bob's yer uncle, it is early morning and now the real players at the meeting are heading out for some breakfast and a cuppa. Just putting that out there to say it is still within the realm of possibility for the pics to be on the same night. Another reason why it could just be LP leaving a meeting early is that she is not an Fbeye "agent", the kind that go to Quantico for basic training. She was a Legal Attache. She would be the keeper if the legal file, a custodian of record. Her reason to be present at a meeting might be "keeper of the file". A limited role. Not there to discuss anything more such as the more sensitive particular aspects of whatever it was on which they were sharing intel. The Critical Mass vid, shot in AUG 2015, showed a moon/EYE that resembled the moon/EYE in ROT1 which was shot in winter of 2013/2014. Based on the actual lunar data known time of day, altitude and bearing of moon, and moon phase for these two time periods, a simulation has been run first to estimate the time and date of the moon/EYE in the Critical Mass vid. Then another simulation has been run to estimate the time and date for the moon-EYE in ROT1.

Critical Mass, 28 AUG 2015, the moon/EYE captured around 7:53pm.

Using approximately the same altitude, bearing, moon phase, we have a small set of fairly close matches with ROT1. These are, in order of closest match, as follows.

The 19 FEB 2014 result stands out due to a very close altitude match at 6.73 degrees.

Not to get too far ahead of this clarification step, but rather to encourage proceeding with care, it is already within sight that we have a partial basis for comparing LISA with the other EMB pics. Some of it is in the sky, some in the water, and some on dryland.

Furthermore, while precision may prove nearly impossible without moar non-pictorial evidence, we appear to be on the way to finding that the Q pics at this scene were taken no later than late FEB 2014. That is not a small thing, fren, because we do have solid evidence for the no-later-than bookend which provides a date estimate that is plus.minus a few days of early MAR 2014. If we were less cautious, we might try to claim triple 20 on the dart board, but here a few days margin of error is remarkably tight. For the moment, let's call it a margin of error of a couple of weeks. On the other hand, we prolly can not confirm a leeward time range for the EMB pics without first firming up the no-earlier-than bookend.

Yes, we could transfer the Winter Wonderland timeframe onto all of the other London Pics, however, this can not be done through the pictorial evidence we have before us today. Have been digging on the basis that the timeframe is winter and this means the London winter months before and after NYE. This seems to have been confirmed with pictorial evidence in Q's London pics at the various locations. Not fully confirmed, but very nearly so.

Apart from the lunar/tidal evidence, we are much moar loose on the no-earlier-than bookend. Add the lunar/tidal evidence and we may have a means to narrow the range on that bookend. Allow me to illustrate the point - and thus the significance of your werk here, fren.

There was a 2nd bike hire docking station on Northumberland that was in place after the CH exterior rennovations and, at least, during a MAY 2012, but which was removed some time before MAY 2014, according to SV and other pictorial evidence. Unlike the appearance/removal of the docking station on EMB at the corner of HORSE GUARDS, the best we have for this 2nd on Northumberland, thusfar, is a range of several months. We might be able to narrow the no-earlier-than bookend with evidence for ad boards on the ramp to the HISP. To give you an idea of how difficult this has been, consider that although the scene is captured in many, many vids by walkers, cyclists, drivers, and even news media, there appears to be nothing defintive that shows that ramp with or without ads on the handrail during the WINTER of 2013/2014. No guff. Coincidence, maybe. Maybe not. Got a night vid of the scene which shows no ad boards in JAN 2013, and none in summer of 2013. That moved the bookend ever so slightly. The Q pics may have been captured as early as late summer 2013. Then we have the shrouded rooftop renno on Westminster Palace. The Anon who made that a target of our diggz made yuge step forward but the best we can do is say that the pics were taken after the shroud was adjusted some time in SEP 2013. So we are still talking a plus/minus of months, not weeks.

Hope this encourages you, fren, as you can see how much moar loose the bookend is on the windward side of the time range. It may well be that we need to look farther behind us to find the truth. The basis for comparing LISA with the other EMB pics may readily push forward the no-early-than bookend as well as provide the means by which to tie-in the 'black box' pic from evidence within the frames. Seems to me that the tidal/lunar analysis will have enduring value that carries us across the time range.

I would correct this statement to say that we found a vid for which we knew the exact date it was taken, capturing a very close moon position to that of the Moon in ROT1. An enhancement of a vid cap of the clock on Big Ben gave us an approximate time that the vid ended as 7:55pm. We estimated from that the portion of the vid showing the Moon behind London Eye would be approximately 2 minutes earlier st 7:53pm. Now having a date and a time to run a London night sky simulation, we were able to obtain exactly what the altitude and bearing of the Moon were at 7:53pm on August 28, 2015. Using the altitude and bearing obtained from the CM vid, a comparison was made with a selection of certain evenings from a previously agreed upon target span ranging from November 2013 through February 2014. Whole portions of said months were easily eliminated either because the Moon appeared during the daytime or was at a phase eliminated because it was easily eliminated by its appearance as a crescent moon or a quarter moon. Was looking for a late-rising moon that could possibly be a close match for altitude and bearing as the CM vid yet be late enough to agree with the theory that the ROT1 pic was taken at or after closing time for the TATTERSHALL CASTLE restaurant ship. This yielded 2 or 3 possible days per month to look at in a night sky simulation. Final list was Nov. 20-22; Dec. 20-22; Jan. 19-21; and Feb. 18 and 19. November and December dates had altitudes too high to consider.

Let me then also add to anon's diggz re March 2014 to say that I checked out the dates from 1 through 7 March, adding a day for good measure, and a look at London night sky sims and lunar charts show the Moon had just come out of a New Moon phase and was not even visible on March 1 and was never more than a crescent Moon by March 7, 2014.

This may have been shared but I don't think truly dug. Consider the trees on the riverside. Consider the trees in the landward side. That vid you made seems to show more leafless trees than the EMB pics. You did a fantastic job on the city permits on bus stop signs and construction.

Ate there any publications , travel directories which lovingly describe the type of trees that line either side of the street and that they were planted by this king or that queen. Find the tree, find a gardener's almanac. Are those trees on both sides same? Diff? Evergreen or Deciduous? When do the books say they drop their leaves? Worth a try. If as you say maybe late Summer, then is there a time of absolute leaf drop for those trees. Worth a go but I've been focused on moon and tide.

Queen Of England Hurt By Commercial Real-Estate Collapse Tyler Durden Tue, 09/29/2020 - 05:00

Crown Estates, which manages the Queen of England’s portfolio, recently wrote down the value of 17 shopping and leisure centers by 17%, cutting Her Majesty’s net worth by £552 million.

As The Economist points out, this is “fairly small beer” set against the £13.4 billion valuation of the Queen’s property portfolio, which includes some of London’s toniest real estate.

But the Queen will not be left out of pocket, since her income — set at 25% of the profits generated by the Crown Estate — will be topped up with a taxpayer bailout. In fact, thanks to the Sovereign Grant Act of 2011, the overall amount given to the Queen each year in order to fund her official duties is never allowed to fall, regardless of what is happening in the broader economy.

“In the event of a reduction in the Crown Estate’s profits, the sovereign grant is set at the same level as the previous year,” a spokesperson told The Independent.

“The revenue from the Crown Estate helps pay for our vital public services – over the last 10 years it has returned a total of £2.8 billion to the Exchequer.”

Any profits made by the Crown Estate are passed to the Treasury which, in turn, hands 25% of the profits back to the Queen through the sovereign grant. This year, the estate has struck an agreement with the Treasury that allows it to begin making “staggered” revenue payments to the government, thus keeping a larger share of the profits to itself.

It’s a nice deal if you can get it.

The U.K.’s ongoing retail crisis and work-from-home (WFH) revolution have between them wiped out roughly half of the market cap of large REITs..

Last week, the government extended its ban on evictions of commercial property tenants from September 30 to December 31, which angered some landlords who have seen the yields on their investments slide as businesses struggle to pay rent.

U.K. commercial property firms have so far collected just 68% of the rent they were due in June, according to data issued on Wednesday by Re-Leased, after having collected only 18.2% on the due date. Unsurprisingly, retail landlords have been hit the hardest, having so far received just 60% of rents due for the June quarter, compared to 75% and 76% respectively for the industrial and office sectors.

Despite the recent frenetic efforts of the British government to undo the WFH revolution it set in motion, the UK has significantly lagged behind mainland Europe in getting workers back behind their desks. This week, the government reversed policy once again, as covid cases began surging, urging all “office workers who can work effectively from home” to do so “over the winter,” .

This is going to have a dire impact not only on the owners of office buildings but also on the shops, restaurants, bars, cafes and other struggling city-center retail and leisure businesses that depend on the custom of office workers. Many leisure and hospitality businesses are already reeling from the government’s imposition this week of a 10 o’clock curfew for bars and restaurants. The owners of these properties are also feeling the pinch.

Shaftesbury, a real estate investment trust (REIT) that mainly rents to independent retailers in London’s West End, reported on Friday that for the six months to September so far, it had collected just 41% of rent due. Ten percent of rents are expected to be subject to deferred collection arrangements; 23% are being waived and 26% remain outstanding. By the end of August, its vacancy rate had risen to 9.7% of estimated rental value, compared to 4.8% at the end of March.

As retail vacancy rates have risen, the balance of power has gradually shifted, from landlord to tenant. Even if evictions were allowed, in this crisis it will be very tough for landlords to find a replacement for an evicted tenant — which makes landlords somewhat more flexible in dealing with their tenants.

And many tenants aren’t paying their rents, either because they can’t or are choosing not to, in the hope of renegotiating the terms of their lease contract. Shaftesbury is letting tenants defer …
