It seems like people from former French colonies love to come to our metropolis because something is missing in their country. I feel like it's money, economic opportunities and quality education. So the landlord has an incentive to call exterminators, replace air filters, or in the case of farmland they ought to make environmentally conscious rules and make sure pollutants are kept in check, otherwise they lose the productivity of their tenants. Landlords are the managers and stewards of the land, their self-interest balances the self-interest of the tenants, and their judgment and rule-making makes it so the most productive people get access to the best land.
Of course the government will interfere, putting limits on rent, or causing crashes in the housing market which allows large land owning companies to buy up massive swaths of suburbs. That's the kind of crony landlording we fight against though, whereas Statists feed directly into it.

And you know this, because it has happened everywhere it has been implemented, this is simply how people behave, they are self-interested.
You could, on the other hand, let landlords select the best tenants, because landlords have a financial incentive to keep their property clean and well functioning and productive whereas bureaucrats have no incentive to do so. You could attempt to calculate how many carburetors for tractors need to be manufactured in the month of June, or you could just let prices and demand trends do it. The former, if you could do it perfectly, might be more efficient, but it can't be done perfectly. If it could, you would be better off calculating the price of Apple stocks in 20 years and making money that way. It's a collective intelligence, the free market apparently behaving as a single, intelligent organism when in reality is is a mass of interrelated individual decisions.
