After the correction that happened a few weeks ago, and with the Dow Jones that crashed 220 points yesterday, there's something bigger going on behind the scenes.

I personally avoid blue-chips because the HFT's (high frequency traders) create a holographic liquidity: they bombard the stocks with a lot of 100-share blocks and behind the scenes the institutional traders bank on options because of the immense leverage that is permitted there. The smallcaps and microcaps I operate in are safeguarded from these mongoloids because these HFT's/institutional traders who effectively manipulate the prices in largecaps; it's about the most real experience of the stock market.

I traded bluechips from the S&P 500 during earnings month (mid-end October) and I remember exactly when Apple should have risen above in price on 19th October (everyone was sure that their earnings report would be gold) yet the options traders used HFT's to keep the price of Apple stagnant because their options would have become worthless soon. I made money trading a block of 10k shares, but that was the point where I got sick of them and never looking at such stocks ever again.

I had been working in an entry level IT helpdesk/field tech job for 4 years, with a substantial promotion, while living at home. I don't drink or party. Dropped out of college for a year and saved $12k (which was a mistake IMO, education is crucial at this point in my life).

I bought a house for $60k in an area hit hard by the recession but is coming back. Financing was done with an FHA loan. $5k cash to close, with $5.2k 203k loan for repairs.

So, basically I got shafted with un-needed costs because I didn't have substantial capital to go conventional loan. Ended up spending another $35k on the house and put a substantial amount on my credit cards.

If I had it to do all over again:

1. Go on bigger pockets and ask people what contractors they used. Don't trust your mortgage broker/real estate agent.

2. When your contractor bids the house for the 203k, make sure you walk with them through the house and point things out with an eye to sell. Don't just REPAIR, but REMODEL. If you think it needs new carpet, appliances, paint, trim, siding etc. then have him BID IT. Good luck getting approved for a higher 203k approval after the ink dries.

3. Make sure you have enough income to comfortably cover 2x the mortgage. If not, you shouldn't be buying a house.

4. Early on in life, invest in your self and your education. It takes money to make money and you need to grind the 9-5 before you have the fat chunk of cash needed to be a high roller and swing your dick around at an investment/business venture. It also takes income to be approved for a loan in the first place after the subprime crisis of 2008, so there's that.

So it should look like this: Sell your time for money -> make sound investments -> other people sell their time to make you money.

Don't get lazy about that first part.

I'm going to be 25 soon. Going into trade school for Auto Tech. Going to work and save to put a down payment on a duplex/something I can rent out and live in. Have experience in housing renovation, so I'll look for cheap fixer uppers in up-and-coming neighborhoods. Will probably do a combination of rentals/flips. Anyone have experience with buying foreclosed houses? Eventually I'll open my own garage, and one day own multiple garages. So real estate+garages essentially.

Wish I had stayed in college and studied mechanical engineering. I dropped out because at the time it wasn't what I wanted to be. Still sort of agree with my younger self there but one thing I didn't think about back then was status and how people don't take you as seriously without a college degree. I've had a serious relationship end because of it (honestly I dodged a bullet, but still it was painful at the time), still if I play my cards right a six figure salary isn't that hard to attain, but it is a harder road. Sometimes I just feel less attractive to women, though. Mechanic doesn't get as many panties as wet as Mechanical Engineer. I worry about hitting my 30s before looking for a girl, but thankfully I look almost half my age.

Foreclosures can be good. Remember you're not buying the house, you're buying the location. No one wants a really nice house in a shit neighborhood. You'll lose money that way. Buy the shittiest house the best neighborhood you can afford. Look for nice yards, big houses, pools, expensive/new cars, proximity to mass transit and proximity to good businesses. Fix the house as cheaply as possible while also appealing to a middle age home buyer. You don't want your cheapness to be apparent. Buy the cheapest thing that doesn't look like garbage when doing repairs and renovations. Young people don't have money/prefer to rent, old people are settled.

If you're not going to make enough money to cover your costs and time live in the house and rent out some rooms. have your renters bring in enough income to pay for mortgage and your insurance. Live in that fuck until you have enough money to buy another house you you can sell your house at a profit. 20% down is very important if you don't have 3x the mortgage, otherwise use as much leverage as possible while still having a reasonable mortgage. You don't want to put the minimum down with a fucked interest rate in case of a downturn in the housing market or you fucked up when buying the place.

it's your first flip, you're likely not going to make a shitload. Always be browsing real estate listing, see what neighborhoods are good. You'll slowly get an eye for it and be able to spot diamonds that people think are trash.

When you have enough money look into multifamily units as rentals. Semipassive income. Always have decent insurance.
