Bien, negro.
Necesito saber que clase de techo tienes.
Al no saberlo explicare los pasos que puedes seguir.
Normalmente en mi pais se usa la membrana en el techo, algunos usan una pintura impermeabilizante que se coloca facil, pero tengo entendido que es mas cara.
>Membrana.
Si es membrana lo que tienes que hacer es buscar el hueco donde se esta filtrando, o si se hace alguna pileta de agua en el techo ya sea por algun desnivel o falta de pendiente.
La membrana se coloca facil. tienes que calentar la parte negra y la parte que es una especie de brea y la parte de aluminio queda para arriba.
Esto al ponerlo tienes que pasarle un trapo sobre la aprte de aluminio para que no quede arrugado.
Ten cuidado al calentarlo, esto quema. Creeme que quema mucho. Una vez me cayo una gota en el brazo y me dejo cicatriz de por vida.

op lo mas economico y rapido seria conseguir un envase plastico de refresco y echarle gasolina, luego le viertes anime como el que traen las cajas de electrodomesticos y lo derrites en la gasolina. luego que se vuelva una pasta lo pones en el agujero donde se filtra y lo dejas secar por unas 4 horas y se impermeabiliza por unos 4-6 meses y tendras que reemplazalo por mas de la mezcla o algo mas eficiente

negro no soy el pero te confirmo que es un pegamento de baja calidad para "chapuzas" pero efectivo como algo temporal, en mi país los marginales lo usan para los techos de sus ranchos. si puedes conseguir pega tanque(pegamento exposico) tambien sirve y dura mas pero es mas caro.

Compra una casa de verdad. En mi caso, impermeabilizo cada 5 o 6 a años.
Primero raspo todo el sobrante y pintura vieja, resano las grietas, meto pre pintura y después impermeabilizante.
Sencillo, si contratas personas externas te va a salir un ojo de la cara.
