Lets assume Long Island.
>bunkers
Bunkers can be built under the above ground dwellings, and long island is high enough that we don't have to worry about the water table. I would wager that any /k/ island resident with a shelter more permanent than a shed is going to have a bunker.
>helipads
The actual concrete helipad itself doesn't need to be very large at all, 1.5 times the length of the helicopter is what the FAA recommends. We would probably want to extend the "don't build here" zone a bit further for safety. Something like half an acre to an acre should be enough for pretty much anything we need.
>docks
I don't really see this being much of a problem. People aren't going to be building dwellings on the shore anyway.
>maybe leaving the outside of the island untouched outside of said docks to disguise the base
I don't know how viable that is with 92 acres. Prohibiting development 100 meters away from the 1.5 mile shoreline removes somewhere between 60 and 46 acres from development.
>radio
This would be build into headquarters.
>underground storage
Underground storage could be placed under other structures, unless I'm missing something. Naturally you aren't going to build a bunker under farmland, but we don't have land area to spare for large scale agriculture anyway.
>greenhouse
Now the question is, how big would we want the greenhouse to be, and how would a community greenhouse be managed on /k/ island? I'm assuming after it was constructed a handful of people would maintain and repair it in exchange for the people using the greenhouse paying rent.
There's also the question of hydroponics and aeroponics and how to manage/build that.
